Property Photographs: Preparing Your Home For Perfect Photos
You’ve decided to sell and signed the listing agreement with your chosen agent. Now what? Time to prepare your home for photos.
Getting your property photos right could assist in achieving a higher sales price and a quicker sale. How? First impressions count, and potential buyers make their minds up in seconds when viewing properties online.
The aim is to make your home ‘camera ready’ so that the photographer is able to capture the best shots on the day. Their job is to capture what they see – not to tidy as they go! It could take a bit of effort on your part, but it will be time well spent. Here’s how;
Make sure the verge is tidy – hedges trimmed, fence clean, grass mowed, wheelie bins and recycling bins put away. Close the garage doors and remove the cars from the driveway.
The area needs to be pristine. Lawn mowed, hosepipe put away, garden furniture well placed, toys put away, dog poo picked up!
If you have potted plants at the entrance way, ensure they are looking perfect. Clear the door of any shoes and toys. If necessary wash the door down and clean off dust and dirt.
If you haven’t managed to declutter your home, then pack away any messy bits and pieces. Plump up the couch cushions, put away toys, open the curtains, turn off the television. Clear the dining room table, push the seats in around the table, some flowers would look great too!
Clear the countertops of as much as possible, remove any dishes from the sink, hide pet food bowls, put bins out of sight, remove tea towels and fridge magnets and close all cupboard doors. A bowl of colourful fruit would be a good added touch.
Make all beds (neatly), plump cushions, open curtains, tidy up bedside tables and ensure the floor space is as clear as possible of any clutter.
The bathrooms need to be sparkling clean. Shower doors free of streaks, bath mats picked up and put away, a couple of fresh clean towels hung over the towel rail and all toiletries put away. Toilet seats need to be put down and mirrors cleaned.
